Annual Membership Dues

Dues for the Calumet Woods Homeowners Association are paid Annually.

The Association Fiscal Year is January 1, through December 31.

The Annual Membership Dues are due March 1, however cover the current calendar year.

Payment of Dues past the Due Date, will result in a Late Fee of 10% of any upaid balance of annual dues. As a result, a $2.50 per month installment fee is added to all unpaid balance, plus Interest in the amount of 10% per annum of the total unpaid balance.

Please consider this....

When a member home is delinquent in paying annual dues, that homeowner is for all practical purposes using the association as a creditor (just like a credit card company.) In fact, borrowing an amount of money equal to the Association Dues. The "borrowing" of this money from the Association does not come without a cost.

The Board of Directors would prefer to not collect one dime in late fees and/or penalties. Payment in full by the Due Date will defer all of those costs. There will be no exception, or discount of late fees.

Members "In Good Standing"

Members who have paid dues current and met their obligations, are eligible for full membership priviledges of the Calumet Woods Homeowners Association. Member homes who are not in compliance are prohibited from use of amenities or any other rights or priviledges afforded to members in Good Standing.

Annual Fall Meeting 2011 Recap

The Annual Fall meeting of the Calumet Woods Homeowners Association was held October 29, 2011 at the Pool. It was a cool, but clear morning; and once again, only a small group (13 people)was able to attend.

The President, Vann Mobley was unable to attend due to an employment requirement, and the meeting was Chaired by Russell McDaniel. The other Board Members present were Bobbie Hoffenberg, and Detra Williams.

A discussion was had regarding the necessity to remove and reinstall a new fence around the pool. Also, the need to plan for improvements to the pool house as well.

Board of Director Elections

Russell McDaniel nominated the existing Board Members; Vann Mobley, Russell McDaniel, Detra Williams, Bobbie Hoffenberg, and Jeff Reed to serve another term on the Board. There being no further nominations. A vote was called and a unanimous decision to re-elect the board was adopted.

It was announced to the Membership regarding the Increase in Annual Dues to $350.00, and the due date would be March 1, annually. The need to change the date was necessary to receive a great portion of the funds prior to opening the pool. And, the incease was to add to the reserve for future building project, and equitize the expense of prep and clean up of the pool area when the majority can not attend. Therefore, all members contribute equally.

Successful Pay Pal Transaction

We received one payment thus far from one of our neighbors using Pay Pal. They were able to secure their status in the Association and pay their bill through their own Credit Card company. Should you need to draw your payments out; this is an excellent option to remain in Good Standing, and not have your Association priviledges suspended.

Litter at Pool

As of late, items such as food containers, drink cans, etc, are left at the pool requiring "volunteers," (who ever will) to clean up other people's mess. Please place all garbage items in the garbage cans prior to leaving. Also, the Board has made a decision to "ban" water balloons from the pool area. Remnants of "water balloon battles," were left stuck to the interior walls, in the pool itself. These things in the pool can be sucked into the filtration system causing damage.

Also, pool toys (rafts, goggles, etc.) have been left at the pool. These things will be considered trash if found and disposed of.

2010 Membership Dues

Be on the look out for your 2010 Invoice in the amount of $325.00. This as well as a letter from the President is coming soon. If you have an outstanding balance prior to the 2010 Assessment, please pay right away. There are only 4 homeowners with outstanding balances. This is the lowest amount of Outstanding A/R in years.

If you would like to pay prior to receiving your invoice, you may do so by remitting $325.00 to Calumet Woods Homeowners Assoc., Inc. at 4471 Calumet Woods Drive / Kennesaw, GA 30152.

Community Development - Code Enforcement

It's been a while since I posted on the site but I must inform you of a new and very effective website that has become available to us. The site: comdev.cobbcountyga.gov/code.html is a direct link to a new Community Development - Code Enforcement division that has the capability for a homeowner to file an anonymous complaint with this division. Many of us wish to avoid confrontation and let things go that are displeasing to us to preclude that. This tool will help you satisfy both yourself and help keep the neighborhood clean and appealing and not expose you to verbal abuse from an ungrateful neighbor. After all it is the responsibility of the homeowner to maintain his/her home up to community standards and county codes.
