Annual Membership Dues

Dues for the Calumet Woods Homeowners Association are paid Annually.

The Association Fiscal Year is January 1, through December 31.

The Annual Membership Dues are due March 1, however cover the current calendar year.

Payment of Dues past the Due Date, will result in a Late Fee of 10% of any upaid balance of annual dues. As a result, a $2.50 per month installment fee is added to all unpaid balance, plus Interest in the amount of 10% per annum of the total unpaid balance.

Please consider this....

When a member home is delinquent in paying annual dues, that homeowner is for all practical purposes using the association as a creditor (just like a credit card company.) In fact, borrowing an amount of money equal to the Association Dues. The "borrowing" of this money from the Association does not come without a cost.

The Board of Directors would prefer to not collect one dime in late fees and/or penalties. Payment in full by the Due Date will defer all of those costs. There will be no exception, or discount of late fees.

Members "In Good Standing"

Members who have paid dues current and met their obligations, are eligible for full membership priviledges of the Calumet Woods Homeowners Association. Member homes who are not in compliance are prohibited from use of amenities or any other rights or priviledges afforded to members in Good Standing.

CONSENT FORMS

FYI - It is a requirement that each member home must inform prospective buyers of the fact that yours is a member home. To that end, anyone wishing to have a copy of their consent form may contact any Board member and one will be provided to you free of charge.

We've started work on the pool skirting and of course ran into problems; seems as though the builder of the pool determined (in his infinite wisdom) to run 14 ga lamp wire in plastic conduit inside of the concrete. Obviously - even to RayCharles - that is not up to code! We are going to fix that and bring all electrical up to code. In addition, were going to check for leaks in the plumbing portion of the pool to perhaps avoid future problems. The concrete work itself will center around better water control from runoff and better drainage surrounding the pool.

LITIGATION

Regretfully, we have had to move into an area that saddens the entire Board. There are those among us that for some reason or another have chosen not to work with us to satisfy their outstanding debt. We have attempted to communicate in every way possible and have been met with virtual silence. Make no mistake, if we bring suit against someone we are going for the full "monty" so to speak. Our Attorney has laid out a specific pricing chart and we are filing for an amount that will satisfy the outstanding dues, late fees, interest, Attorney's fees, filing fees and all court costs. A delinquent dues amount in the hundreds could easily turn into a debt in the thousands. Once we turn your account over to the attorney it is out of our hands and we have instructed him to seek relief in the full amount. The Board

Dues and Assessments

Statements are continuing to be sent to those who have not paid their Dues and Assessments for 2007, as well as previous years. Please be sure to submit payment at least monthly to avoid a late fee. In January, all member homes will be invoiced for 2008 Dues in the amount of $275.00. Although the Dues are not considered past due until April 16th, you are encouraged to pay as soon as possible. To ease the burden of one time payment of dues, each member home may begin paying monthly in January without monthly installment fee of $2.50. Once 2008 dues (and any other past due payments from previous years if not on an approved payment plan in 2007) are past due, a monthly fee of $2.50 plus 10% of the unpaid balance will be assessed.

For example :
Jan - $50 payment

Feb - $50 payment

Mar - $50 payment

Apr - $50 payment (or $125.00 balance due and no penalty)

May - (if payments as above) Balance Due now is $75 + $2.50 (installment fee) + $7.50 (late fee assessment)

The Board of Directors has tried extremely hard to bring our Association back in to order. And, we hope that "You," the association is pleased with the activities of this year.
